do you have any equity in your house ? has it gone up much ? you might find that you only owe 90 % of the houses value, at which point Id suggest looking to nationwide or the like.

Id also suggest finding youself and independent mortgage broker, (they can often be found in estate agents - we have 2 around here that I know of) they will know far far more than I could post here.

Good luck!

im just starting a new discount period with Nationwide. You do a 2, 3 or 5 year deal, you can still over pay buy up to £500 a month AND when the discount period is over your free to do what ever you want, so your not tied in for a period of time at a higher rate. They do a discounted tracker, the deal i have is for 2 years at 0.05% over the base rate. Theres a £389 arrangement fee.

fixed at 5% for 5 years - £345 arrangement fee and excellent customer service.

nationwide appear to have recently bumped up their fixed rates to 5.19% over 2, 3 or 5 years.
