I was depressed when he told us how little of the mortgage we'd paid off during the past 3 years... so this overall saving made me feel a lot better.

We had the option of paying less each month or shortening the term. We originally took out the loan based on just my salary - as my missus was only working part time - whereas now she's working full time. Which means we can luckily afford to go from a 30-year mortgage (minus the 3 years already paid) to a 20-year one... hence the saving.

Wouldn't have been possible at all if the housing market had crashed, so let's hope prices continue to rise a bit longer
