Does anyone here rent out rooms in their house/flat?

Just wondering if anyone here is a live-in-landlord and rents rooms in their home, out to people?

If so, what are your experiences? any tips to share?

Also, do you use any form of agency or property management firm for it?

if your happy paying fees for no hassle and protecting yourself from the tenants then use an estate agent. that way they can deal with them and you'll only deal with the estate agents not the tenants themselves.

Seems a bit pointless when the tenant lives in the same house as the landlord...

LOL sorry OP, didn't see that part. I don't know anyone close that does that sorry can't help you out apart from saying the obvious, find a good tenant and make sure rules are followed.

I rent out a room in my house and charge £400 per month for it, including everything, including food. I also rent out a property i own using property management.

The property management service is quite expensive i think, rent of £1150 per month but after fees are taken get £892. Thats over £250 they are charging.

Yar, but I'm hoping to move out at some point in the future, so it'll need to be managed entirely as no one will be there.
