Landlord/agent agreements
If a property owner takes on an agent to rent out their property but there is no signed contract, can the property owner relinquish the services of the agent whenever he wants without any legal dispute?

Not necessarily. There will still be some sort of oral agreement. That agreement should have included terms of what services were being provided, timescales, fees, and cancellation arrangements.
The challenge for both parties would be proving what that agreement is.

there must have been an agreement at some point verbal or written or the agent wouldn't be working for the landlord,they don't just turn up, someone has to ask

As far as I know, the agent was taken on to rent the property via a friend. The landlord wasn't aware of the percentage that would be taken until the first payment. No time scales were discussed... Not very professional I know. Also, the property owner has very little experience of letting and has clearly not researched enough. However, the agent has used this to his advantage and as a result of realisation, the landlord wants out. All he wants to know is, can he drop the agent without comeback?

I would suggest the landlord speaks directly to the agent then ,that will be the only way this will sorted ,maybe the landlord can get an arrangement that is suitable for both parties if he/she speaks directly to the agent
