Garage Cost
Hi guys does any one know what the rough cost might be to build a single garage on the side of our house? Thanks

Very dependant on the materials and also size
We're extending our garage (well actually our prototyping workshop  ) and using breezeblock with wooden externals slats with full wooden joist and corrogated bitumen roof.. Cost is about 500 quid but that's with doing all our own work and also include mdf for the benches within the workshop
If you expand on the size and what sort of garage (or perhaps leanto) you want it'll be easier to give you a very rough idea

You may have to go through planning permission, etc, first... and there may be house insurance costs too.

I think that as he is building onto his house, he will need permission.

Depends again on the foundations, as long as he respects the foundations and height restrictions he shouldn't have a problem

Have a look at http://www.ourproperty.co.uk/guides/..._services.html, sort of backs up what I thought/knew.
Basically, even if you don't need planning permission, you may still need to adhere to certain building regulations, pop into you local council, they don't bite(apart from the planning enforcement officers), you'll either need planning, building control, or both.
I'll be seeing a building control officer tomorrow, i'll ask.

The building control section, at least at the local authority where I work is really friendly, the planning section can be a bit self important, but generally they're ok.
At the end of the day, part of their function is to give advice, so go and get some.

i'm sorry Kymmy but having been in the building trade for 25+years i've heard some planning permision "myths" but your one is by far the best
if some one is going to build a garage wether it is attached to the house or not they WILL need permission from the local authority unless they have demolished an old one and rebuilt to the same specs and even then they will have to inform the council they are doing the work so that building regs can be implemented
and can you please tell me what exactly is a non-permanent foundation

As long as it doesn't exceed fifteen per cent of original volume, there shouldn't be any issue, irrespective of foundations.

you are correct (sort of )in the volume some councils have different ways of measuring i.e cubic meterage of plot size for example, my house is allowed 75cubic meters before planning permission is required as are most in the country there are of course other considerations beside this .All new buildings on a property including garages do however require building controll all this is a check to make sure that people are adhereing to building regs and is different to planning permission ,you need biulding controll to install new windows, build a conservatory ,loft conversion ,porch and new garage plus some i can't think of at the moment
there are also F.E.N.S.A regs to consider if it is a attached garage to the house plus fire regs (there has to be a fire door between the house and garage by law)also any electrical work has to inspected and PAT tested and don't build it any closer than 1/2 meter from the boundary
