Friend use of Garage
Hi all
I have a converted garage which is used as a work room.
Inside there are 4 Flourescent Tubes 80 watts/ 1 double raditor 6 x 2 ft and lap top running.
How much would these items cost to run per day and what would people charge (per day) for someone to use such a work room.

What type of rad - a central heating (hot water one), or an electric one. If the latter what is the power requirement on it input Amps or Heat output Watts.
The laptop PSU is probably a 90W one.

I would have thought about 2 to £3 a day, but only if the rad is into the normal heating of the house.

Is it going to be used an office?
Running a business?
Do you need a license for that if it's a private house?
Do you need a license for that if it's a council / rented house?
You also need to take into account:
Wear and tear on equipment usage
Use of kettle for drinks etc
Water
Electricity (semi-covered above)
I'd say £3 is a bit low!
More like £30+ upwards....

Kinda sounds a little high. I had rented office space in the centre of Hertford that was 2000/ 1/4 so 22 a day and that was for about 1200 sq ft. Yes there were heat water electricity on top of that, but they were not large numbers, also insurance and business rates (another 10 a day before SBR!). So for 30 a day he could probably find some serviced office.
It will probably cost you around 3 a day to have him there. But how long is this going to be the situation? Do you want to put a time frame on it? When he builds the next YouTube out of your garage, do you want a piece of the pie or do you want bragging rights?
What about paperwork, can that be stored there, is his business separately insured, is he aware you are not insuring it.
While I don't think you need a full legal agreement, you should put some of these points in a memo of understanding and both sign it.

I'd want to know exactly what he was going to be doing there, lay down some ground rules, and charge about 15 quid a week.

Personally I would make it a legal situation and get him and you to sign an agreement checked by a solicitor and then charge him the minimum you are prepared to accept.I say make it legal in case all sorts of issues like damage and fire..you and he would need some insurance at the minimum.
