Why hasn't she...?
Hello all. I bought my house way back at the beginning of October now. Anyway, the girl I bought it off does not seem to have changed her address (or her boyfriends) yet! That includes her Orange phonebill, and his, her payslip still comes here, credit card bills, water rates etc. I even get her ntl reminders the same day as I get my ntl bill! I obviously have opened a couple of the bills to see whats going on (naughty me) but to be truthfulI am sick of sending them all back as no longer at this address ! She gets more mail than me! Do you think there is a dodgy reason why she has not changed her address as she is still using her credit cards at the beginning of December so she has no excuse!!! What would you do if this was happening to you please? I do know her forwarding address so I have started ringing her creditors up but feel like a snitch and I know I should not be opening her mail - but I am getting well and truly p.....d off with it!

Sounds like she's on a bit of a scam there mate, get in touch with Experian in Nottingham who will send you a credit reference of your address to you for £2. I'll bet you she using her credit card up the Christmas and not paying it off, as for her mobile phone I can't tell you on that one. Tell her creditors where she has moved to you are not being a snitch, if she defaults it's you who will have a bad credit score because of the address. Her name is going to be on the electrol roll for at least a year till they update it so be careful she might go out on a shopping spree and the bills will get sent to you.

The thing is its not your job to do all this.
She's wasting your time if you have to go to that trouble.
If I was you I'd phone her up and tell her straight that the mail will go straight into the bin next time.
Or you could try and apply pressure by telling her you'l get all her pay slips cancelled so she won't receive any money. If she's a bit dippy she will fall for it.
Oh and you could tell her you'l publish all her private info on the internet.
Then seee what she says.

or you could write on her envelopes, not at this address anymore, and post it in the red letter box, this will get all mail sent back.
this will make companies contact her in another way.

EDIT: or you could add in a letter to the companies, that you bought her house at whichever date, and add the said envelopes with it.

I had this in a house I moved to a number of years ago.
Simply put the mail received into an envelop with a polite letter telling them that the addressee doesn't live at that address, supply her new address, and that any further correspondance you received at your address will be disposed of.
You are on slightly dodgy ground (legally speaking) in opening any mail that isn't specifically addressed to you (or generally as in "The occupier" etc) as the mail officially belongs to the Queen and you could (in theory at least) be prosecuted for opening it.
It is a pain in the 'arris, it is annoying, it is time consumin, but it is neccessary that you do something about it!!! Her creditors need to know that she is no longer at that address, your credit rating may suffer if they are not made aware.

OK I know this is boring but:
1. It is an offence to open other peoples mail.
2. As you did before send mail back to the Post Office note person moved address unknown.
3. Register at mpsonline the person's name so that eventually almost all her mail will stop.

I get the same at my new flat, but offence or not I bin it, because 1) its not difficult to inform people of a change of address and 2) its not ridiculously expensive to set up mail forwarding.
I will not be put at an inconveniance because a previous resident is too damn lazy/cheap/inconsiderate to do the above.

You got to be really careful mate, or you could get County Court Judgements (CCJs) put on your house. A court will issue a CCJ for non-payment of something, which basically means that its a black mark on your credit. If she doesn't [ay her bills then she'll get one in her name, and her registered address, which is of course, your home now. So you could have credit problems in the future until you get them removed. A lot of companies in the back of newspapers remove them.
It happened to my dad. He only found out when he tried to get a loan and got turned down (the CCJ was in someone elses name who sent his mail to our house). Dad went to a solicitor and got it removed and then got re-approved for a loan.

Some good advice above including contacting the two main credit reference agencies Experian and Equifax. You should not need to apply for your credit histories from them (and incurring the charges) although it might be a good idea if they are not paying their bills (do any of them look like reminders?)
All you should need to do is write what is called a letter of disassociation making sure that the agencies do not link you with the ex-inhabitants.
You should also check out their websites which will give you lots more information. Experian and Equifax
Second you should do something about the mail you are receiving for them. If they've only just moved out then it is prudent to forward it to their new address. If some time has elapsed then you should write return to sender, no longer at this address on the envelopes and put them back (unopened) into the mail.
Some companies will take no notice of this and carry on sending them, which is when you should write a letter to the company secretary of the company that's sending them (recorded delivery is helpful) stating that these people moved out (saying when) quoting a forwarding address if you have one and that you have lodged the above letters with Experian and Equifax.
There is another large credit reference agency, fairly new, but I don't know what it is called.
As someone mentioned above, you are not permitted to open other people's mail, but you can normally tell who it is from by the envelope. I think there would be justification in opening something (debatable I know, but I'm working on the basis of common sense rather than legalese) if they continue to send you mail for these people after a reasonable time has elapsed of sending them back.

Cheers for the good advice everyone! I certainly will get in contact with those credit reference agencies. I dont want a bad debt against my address and especially if it is not mine!I will just put her address and telephone number on every letter that comes for her and her fella from now on. I know the water board were really pleased when I supplied the info earlier this week when a court order dropped through the door - the lad there never even asked how I knew what was in the letter!!! Anyway, heyho! I will not open any more of her letters, not even a tiny peek if it looks interesting!! Barclaycard bill, capital one... No! I wont do it even if it is near Christmas and I am a bit curious! Cheers again all!
